eneral Manager is responsible for the daily operations and success of a historic residential property located in Harlem. The community includes 6 residential buildings (over 1700 units) and retail space.  Some of the responsibilities include: Handle all tenant related matters.   Meet daily with key site staff to monitor and track progress of all operations. Management of all staff (approximately 50 building staff and 5 property management employees) including interviewing and selection of prospective building staff. Conduct regular inspections of buildings, grounds and mechanical systems. Create and monitor operating expense budget. Review monthly financial statements. Solicit bids for all contracts, repairs and services. Review existing vendors for competitive pricing. Review and approve all invoices and purchase order requests. Coordinate efforts between residents, staff and contractors with regard to special projects and/or construction. Provide updates to senior management regarding site finances and operations issues. Investigate, track and cure building violations.  Appear at violation hearings when necessary. Review daily security and/or incident reports. Conduct inspections of all vacant apartments. Investigate and coordinate with attorney on tenant issues including illegal sublets and non-primary residence. Serve as owner liaison with tenant association, elected officials and local interest groups. Handle property management issues related to the retail space. Manage insurance claims. Maintain current copies of required court documents, building permits and certificates. Maintain all certificates of insurance for contractors/vendors. Requirements: College degree. Minimum of 10 years multi-family property management, preferably with rent stabilized units. Excellent analytical, customer service, communication and leadership skills.
