Commercial Property Manager
e currently looking for an experienced and well-rounded Property Manager for our client, the owner and management company of a Class-A property located in the Bronx. Ideally, the candidate for the position will have a minimum of 5-10 years' experience managing Class-A commercial office buildings and posess RPA from BOMA or other affiliated certifications. In order to succeed you must be familiar with all facets of building management including people management, mechanical equipment (such as HVAC, plumbing, etc.), 3rd party contracts, and NYC codes/violations, budgets, leases, etc. This is a temp to permanent position. Hours: 8am-5pm. Salary Range: $75-90K DOE Responsibilities: · Maintain Daily Contact with Building Managers and Staff delegating assignments · Implement and supervise Preventative Maintenance assignments · Responsible for staff time reporting and controlling overtime requirements · Daily Reporting to Executive / Owners as required for all properties · Respond and coordinate resolution to all out of hour emergency calls · Responsible for maintaining Tenant relations and service request · Supervise all third party contacts i.e.; Security, Cleaning, HVAC, Landscaping, etc. · Prepare service contracts for bidding as needed and present to Executive / Owners · Responsible for Tenant Lease Administration and prepare letters as required · Review Tenant arrears and assist in Rent Collections · Responsible for code compliance issues Violations, TCO renewals, Equipment permits · Review Electrical & Gas Energy Consumption and verify cost including tenant charge backs · Approve all invoices related to property management · Assure accounting policies and procedures are being observed · Participate in preparation of all operating expense budgets · Responsible for Emergency Action & Fire Safety Plan ( must have required licenses) · Meet with prospective tenants to inspect space with Leasing Agent · Ensure that all vehicles and equipment are properly insured and registered · Insurance Compliance, maintain certificates for tenants, contractors and third parties · Interface with Construction and coordinate all tenant and capital improvements as required by Executive / Owners · Handle other assignments as required by Executive / Owners
